Required Fees

 

Grizzly Ranch Homeowners Association (HOA)

  • Dues are $627 per quarter.

  • Quarterly Homeowners Association dues fund all HOA facilities and common area upkeep and maintenance, ensure access to the Outpost Recreation Center, snow removal on community roads, as well as road and gate maintenance.

  • HOA transfer fee is $350

Community Service District (CSD)

  •    Standby rate is $1883 per year for FY 2025-26 and is paid with property tax.

  • Connected customers are billed quarterly for water and sewer.

  • Includes water and sewage usage.

Community Enhancement Fee

  • This is a one-time fee of 1% of the purchase price due at closing of each ownership transfer/sale.
